Scope of Services

I provide the following services:

  • Interior design consultation and services
  • Conceptual layout and internal floorplan design for residential extensions, renovations and internal reconfiguring.
  • Illustrative design drawings to aid client decision making regarding spatial flow, layout optimization and aesthetic intent and to support planning application submissions.  

Scope of Service disclaimer:

  • I do not provide architectural, structural, or construction drawings
  • My drawings are not suitable for construction or building regulation purposes and do not replace the requirement for:
    – Technical design drawings
    – Building-regulation details
    – Site inspections or health-and-safety management.
  • I do not specify construction materials or methods.
  • I do not accept appointment or any duties as Principal Designer or Principal Contractor under the Construction (Design and Management) Regulations 2015 (CDM 2015), the Building Safety Act 2022, the Building Regulations (Amendment) 2023 (England), or any other applicable legislation. It is the client’s responsibility to appoint a competent Principal Designer and Principal Contractor when applicable. If no Principle Designer is appointed by the client, CDM 2015 duties will be allocated in accordance with the regulations- typically the Principle Contractor.

  • It is the client’s responsibility to decide whether to engage a qualified architectstructural engineer, and/or builder as appropriate for further development of any proposed works.
  • I always recommend that clients seek the advice of a structural engineer before proceeding with any building work and definitely if there are any changes or removals to walls- including new windows/doors, changes in window/door sizes. I do not confirm whether walls are structural or load bearing walls- this will need to be decided by a competant and qualified Structural Engineer and builder appointed by the client.
  • I do not conduct on-site project coordination or inspections.
  • Act or perform duties of Lead Designer
  • It is the client and the Principle Contractor's responsibility to ensure that all relevant building regulations and local planning laws are adhered to.
  • I can recommend trusted contacts upon request but I bear no responsibility for their performance.
  • Layout Concept only Illustrations.                                                                                                                                                    Drawings provided are conceptual floor plans only- exploring layout options that must be feasability checked by a competant builder, structural engineer and any other relevant building specialist before any works begin.
  • Planning Illustrations.                                                                                                                                                            Planning-Stage Drawings only- they are a general indication of scale, form, and integration within the surroundings of your building work but they must not be used for construction or building regulations approval. I will have no part in deciding on materials used or any technical, construction or building regulations decisions. Drawings must be feasability checked by relevamt building specialists before submitting to planning permission.

 Planning Application Support

My drawings can be used by clients as part of their planning application submissions. However, I do not guarantee that planning permission will be granted, as this is at the discretion of the relevant local planning authority.

 

 Fees and Payment Terms

  • 50% deposit of the agreed fee may be required before work commences.
  • The remaining 50% balance is payable upon completion of the drawings.
  • Final drawings will not be released until full payment has been received.
  • Payment must be made via bank transfer to the details provided in my invoice.

 

 Revisions and Additional Work

  • A reasonable number of revisions for layouts (typically up to 2 rounds) are included in the quoted fee.
  • Additional revisions or amendments to planning drawings (before or after submission), or any other additions beyond this scope will be charged at an agreed hourly or fixed rate.

 

 Client Responsibilities

You agree to:

  • Engage and coordinate with other professionals (e.g., structural engineers, architects, builders) as required at the appropriate time and verify feasibility of all layout designs before moving forward with your project.
  • Ensure structural engineers and builders take their own measurements before commencing work.
  • Please respond to my correspondence in a timely manner so as not to hold up the project.
  • Ensure your project complies with building regulations and all local building laws. 

 

  Insurance and Liability

  • I hold professional indemnity and public liability insurance.
  • I am not liable for any losses, damages, or defects arising from reliance on my drawings for construction purposes as they are not construction, building regulations or structural engineer drawings.
  • My liability is limited to the fee paid and only for the specific services provided.

  Cancellation Policy

  • If my drawings have already started, a portion (sometimes half) of the agreed fee will be payable for compensation for time spent on the project.
